What is a Home Equity Loan (Loan Against Property)?

In simple terms, a Home Equity Loan—commonly known as Loan Against Property (LAP) in India—is a way to unlock the cash tied up in your house without actually selling it. As you pay your home loan EMIs over the years, the amount you owe to the bank decreases, while the market value of your property usually increases. The difference between these two numbers is your Home Equity.

For example, if your house is worth ₹50 Lakhs today and your pending home loan is ₹20 Lakhs, your actual equity in the house is ₹30 Lakhs. Banks allow you to take a fresh loan against this ₹30 Lakhs equity at much cheaper interest rates compared to a standard personal loan.

How is LTV (Loan-to-Value) Calculated in India?

When you apply for a loan against your property, the bank will not give you 100% of the property's value. According to RBI guidelines and standard banking practices in India, banks usually sanction a loan up to a certain percentage of the property's market value. This is called the Loan-to-Value (LTV) ratio.
